Graham's Take   March 2026

March started out strong then began to fizzle as the month went on. Properties are still selling but they are moving slow and buyers are ultra price sensitive. If it is priced too high there is a good chance you won't even get an offer. Freehold and condos are both down to around 3 months of inventory signalling that seller's may have a bit more power than before but with fuel prices surging, the talk of potential rate hikes coming and a war ongoing I think now is a time to proceed cautiously. There still is most opportunity on the condo side you need to price in further declines while I am starting to see some great deals on the freehold side.
