Mimico
South Etobicoke

Mimico is one of South Etobicoke's most established waterfront communities. Originally a separate village, it retains a distinct neighbourhood identity with tree-lined streets, a mix of older detached homes and newer condo towers, and direct access to Lake Ontario. It's popular with buyers who want the feel of a close-knit community without sacrificing proximity to downtown Toronto. For me personally, Mimico is like cottage country in the city. Laid back with easy access to all the city has to offer.

FAQ

Common questions

Is Mimico a good neighbourhood to buy? +

Yes! Mimico offers a strong combination of relative affordability compared to downtown, solid transit access, and genuine waterfront proximity. If you value being near to the lake, an active lifestyle all while being a short drive or GO Train ride to downtown, all without the congestion of downtown, then Mimico might be perfect for you.

What is the average condo price in Mimico? +

Average sold prices run roughly $600K–$650K depending on size and building. One-bedrooms typically sell in the $520K–$580K range. Prices have been relatively stable over the past 18 months with modest appreciation.

How far is Mimico from downtown Toronto? +

By GO Train it's about 20 minutes to Union Station. By car it's 15–25 minutes depending on traffic on the Gardiner. The TTC streetcar takes 30–40 minutes depending on connections.

Are Mimico condos a good investment? +

It depends heavily on the specific building. Some have strong rental demand and solid resale history. Others have high maintenance fees, underfunded reserves, or heavy investor concentration. Reviewing the status certificate before buying is essential.

What should I watch out for when buying in Mimico? +

Homes come in a variety of styles and levels of finishes. You will find anything from an old rustic bungalow to a fully modern mansion depending on your budget. Mimico is lower lying so water can be an issue and some streets are much more desireable than others. Working with an expert on the area will go a long way.

Does Mimico have good schools? +

Mimico has a solid mix of public and Catholic options. John English Junior Middle School is the main French Immersion school for south-east Etobicoke. Etobicoke School of the Arts draws students from across the city for its specialized arts program.

What's the walkability like near the GO station? +

The area immediately around the GO station and along Lake Shore Blvd scores well. Groceries, restaurants, and cafes are accessible on foot. The further north you go from the lake the more car-dependent it becomes.

How long does it take to get downtown from Mimico GO Station +

The train ride from Mimico GO station takes about 15 minutes to Union Station. Cost is approximately $3.50 with a PRESTO Card.
