In that time I've seen two full market cycles, watched dozens of buildings age, tracked reserve fund histories, and helped hundreds of buyers and sellers navigate decisions that involved hundreds of thousands of dollars.

If a building has a reserve fund problem, a pending special assessment, or a maintenance fee trajectory that doesn't work for your budget, you'll hear that before you make an offer — not after. I've talked clients out of purchases that would have cost them significantly more in the long run.

I don't try to serve every neighbourhood in Toronto. The depth of knowledge that comes from specializing in one area is something that generalists can't replicate. I know the buildings, the boards, the managers, and the history.
